Pricing

A pivotal component of how a house is received when it hits the market is the price. We will consult with you to determine proper pricing based on market conditions and a comparative market analysis (CMA). In addition to the CMA, we also offer “Visual Pricing” - an extra tool that most brokers do not have, which shows us larger data sets, seasonality, and pricing based on square footage and acreage.

Pre-Listing Appraisal

When pricing properties, if it is helpful, we hire a residential appraiser to give another opinion on value. We will send walkthrough photos, detailed notes, and a copy of the floor plan we have drawn to appraisal standards so a desktop appraisal can be completed before you decide on a final list price. This does not eliminate the need for a buyer’s lender to have their own appraisal completed during the contract period, but it can help alleviate any surprises during the contract period for how an appraiser might value your property.

Financial Ability to Market Your Property

A high level of marketing requires up-front expenses and investments on the part of the listing broker, which not all brokers have the financial stability to do.

Staging

The Sall Team will hire a professional stager to give you a personal consultation at your property to help you declutter and brighten the home to get it “Show Ready.” The professional stager will help maximize the home's space, furnishings, and floor plan. Additionally, if the property is vacant or needs decor props to make it look its best, our stager can arrange to provide those items for you. Staging helps buyers build an emotional connection to the home and motivates buyers to take the next step in bringing an offer.

Professional Photography

We will hire a professional photographer specializing in real estate photography to capture your property in its best light with beautiful and engaging photos. When applicable, we will utilize aerial and twilight photography to showcase the home’s exterior landscaping, lot, and views.

Professional Video Tour

We will hire a professional videographer to shoot a custom listing video to highlight the interior and exterior features of the property. We will also utilize drones to showcase the exterior angles of the house, the neighborhood features, and nearby amenities.

Measurements & Floor Plan

We will hire a licensed appraiser to measure your home professionally. The floor plan will be used for marketing and will be available to potential buyers.

Other agents send potential buyers to a generic website for their company that has no specific information about your property as a way for them to gain leads for their business, not promote your house. SallTeam.com provides a central platform for potential buyers to get ALL of the information and content about YOUR listing and then some. Because we build the content and the design for this website ourselves, we have the power and flexibility to showcase your home beautifully and with as much content as possible. We can feature photos at a higher resolution, provide video tours, a features list, a neighborhood profile, floor plans, inspection reports, and more detailed information about specific features of the home (i.e., solar panels, smart home features, etc.). This custom webpage gives buyers access to information leading them to pursue your property further. We average over 700 unique visits per listing on SallTeam.com.

Social Media

Your listing will be shared on social media to expose your property to thousands of more buyers. Once a buyer views the home on social media, they can click through to see the property in person at an advertised open house or arrange a private showing with The Sall Team. We are also members of licensed-only real estate broker groups where we share your listing for greater exposure to agents who might have a buyer for your home.

There are two MLS’s along the Front Range. If your property borders the RECOLORADO boundary, we will enter it in both MLS’s, resulting in double the exposure for your property.

24 Hour Showing Service

We pay for a 24-hour showing service that will field and track all of the showings on your property. This service makes scheduling a showing effortless for buyers and their agents.
