Recent legislative changes are making it much easier to add an Accessory Dwelling Unit (ADU)—also known locally as an Accessory Living Area (ALA)—to your property. If you’ve ever considered building an ADU for rental income, family, or extra space, now is the perfect time!

What’s Changing?

In the past, both Larimer and Weld Counties had complex approval processes, strict zoning restrictions, and occupancy limitations that made adding an ADU difficult. But thanks to Colorado House Bill 24-1152, which takes effect June 30, 2024, things are getting much simpler:

Easier Approval Process – No more lengthy planning reviews; now, just a building permit is required.

More Flexibility – Homeowners have more freedom in how they use their ADUs (though short-term rental rules still apply).
