A Client Success Story Related to the 2023 Notice of Determination

Earlier this year, everyone received a Notice of Determination from the county related to their property value and taxes. For most, it was a significant increase, and not just because property values increased as a result of the accelerated market we had just come out of. In many of the cases that we reviewed, the county’s assessed value was higher than the fair market value for the property.

We felt strongly that the timing of the notice and the short window to protest along with the overall egregious valuations was unfair to property owners. Many owners do not have the knowledge or the means to properly submit a protest on their own.

Brittany in particular helped over 80 friends and clients protest their valuation with the county and while not all were successful, many of them were. For certain types of properties, we also enlisted the help of a trusted residential appraiser and commercial appraiser if we thought it would be an additional benefit to the property owner.

Hi Brittany!

I wanted to give you an update on our Larimer County Board of Equalization hearing last week. As you know, this process has been extremely stressful since we received an outrageous notice of valuation from the County in May. However, armed with the property comparables you provided and your assurance that we had a valid case for protest even after our first attempt was rejected, we received a decision in our favor after our in-person appeal hearing solely based on your professional expertise.

As you know, Larimer County increased the valuation of our home by $447,000. This increase, in addition to the changes the County has made to its calculations, would have resulted in our property taxes DOUBLING from the previous year. I’m sure our level of frustration was transmitted through the initial email I sent to you requesting comparables for our first attempt at protest. When that attempt failed, you encouraged us to schedule an in-person hearing for appeal, which we did. To our surprise, a long-time local Broker was the Assessor’s representative at our hearing and once he saw your name on the comparables sheet his confidence in our fair valuation was evident by his approval of only a $47,000 increase!

I understand you completed over 80+ property comparables to assist in your clients’ first and sometimes second rounds of protest.
