Notice of Determination Update

If you protested your 2023 Notice of Valuation for your property taxes, you should have received your Notice of Determination by now.

I ended up reviewing and helping protest 85 properties and from that, we are seeing unfortunately a less than 50% success rate.

What I have been hearing from quite a few people in different circles is that MOST protests were denied and that the county (specifically Larimer) was so inundated with property protests, they did not take much if any time to review the information sent.

I saw some truly egregious notice of valuations when I picked up this new hobby of reviewing them. :) If you were one of the many that DID NOT get the outcome you desired from the county and you want to continue to protest - you have options to appeal and I would HIGHLY ENCOURAGE you to continue the process and further appeal the decision. There is some scary language that the county tries to use saying that they can increase your valuation upon further review - it is a possible risk and something you have to weigh, although I have never heard of that actually happening in real life.

We personally protested two of our properties, we had success on one and not the other. I am going to continue the process with the one we were unsuccessful with and see what happens.

In this process, we were able to connect with many of our wonderful clients and meet new people and engage in new relationships and conversations. For all of that, we are truly grateful. From these conversations, I also know that there are many people in tight financial positions and my heart weighs heavy for those who will be deeply burdened by this aggressive valuation and overreach.

Here are the links and directions to follow if you wish to continue the process, there are also directions on the letter that was mailed to you… PLEASE NOTE, LARIMER COUNTY -  the deadline is JULY 15th to appeal. For WELD COUNTY - the deadline is JULY 17th.

If you choose to appeal via mail, I would also encourage you to send it by certified mail so you have a record of when you mailed it.
